CSU Durward Hall Remodel

Royal Textile Products partnered with Swinerton as the specialty subcontractor on a large-scale commercial drapery installation at Durward Hall at Colorado State University, delivering high-performance pinch-pleat blackout drapery designed for student housing.

This project included the in-house production and installation of 484 finished drapery panels using Standard textile fabric in Carlyle, providing effective light control, privacy, and durability for dormitory environments.

Despite significant supply chain delays, with fabric arriving nearly three months late, our team executed an accelerated production schedule to meet the student move-in deadline. Over 3,480 yards of fabric were processed, totaling 1,485 fabric cuts across 11 occupied floors. Production averaged 2.5 days per floor, with over 1,300 labor hours completed in just six weeks.

To maintain schedule integrity, our team pre-installed drapery track systems floor-by-floor while awaiting materials. Installation crews adapted to real-world construction challenges, including uneven ceilings, and field adjustments to track systems, ensuring a seamless commercial window treatment installation.

From June 5 to July 17 (42 days), Durward Hall was completed floor-by-floor, culminating in a fully installed, functional system ready for occupancy.
